How does the Section 8 Voucher work?

An eligible household receives a voucher to use in a housing unit of their choice in the community. If the household moves to another unit, the voucher can be used in the new unit.

As a Section 8 tenant, how much do I pay?

| Answer:
Tenant's typically pay 30 percent of their income toward housing costs. The Section 8 subsidy pays the rest, up to a certain amount called a "payment standard" based on HUD's fair market rent (FMR).

What is the Section 8 Program?

| Answer:
The federal Section 8 program began in 1975 as a way to assist low-income families, elderly people, and people with disabilities to rent decent, safe, and affordable housing in the community.

What are the advantages of renting to holders of Section 8 vouchers?

| Answer:
There is an initial lease for one year, the rent from the Housing Authority is on time, if the tenant’s income drops, their portion of the rent can be lowered and housing authority portion increased so the rent does not change, and regular inspections.

How do I appy for Section 8 housing?

| Answer:
You must complete and submit an application when the waiting list is open. All up-to-date applications are kept on an active waiting list until program eligibility is determined. The waiting list was last open October 2003 and is currently closed.

How do I make a unit available to voucher holders?

| Answer:
You may call the Leased Housing office to have the unit listed on our list of available units. You may also advertise in the newspaper with the phrase "will accept Section 8." Our families look for those listings.
